Spring has a strong track record of working alongside clients, project managers and architects to lead multidisciplinary teams to successful planning outcomes. The team have advised many of the UK's leading developers, property companies and funds as well as housing associations, schools and private individuals.

We have extensive experience of all aspects of the planning process across all land uses, working on projects ranging from single homes to major mixed-use regeneration proposals; and a practical and commercial approach to planning with an excellent understanding of the wider real estate sector.

Based in Sheffield and London, Spring offer a nationwide planning consultancy service.

Services

Advice can be provided on projects nationwide on all planning issues, from initial site appraisals, to leading the planning process or providing supporting advice or statements.

Applications: Advice on scope of planning applications, review of planning application material and management and submission of applications.

Planning & Supporting Statements: Preparation of Planning Statements and other supporting statements, such as Design and Access Statements, to accompany applications.

Site Appraisals: Site identification and site assessment, advising on likelihood of success and pinpointing risks and opportunities at all stages of the planning process.

Negotiation: Negotiating schemes at pre and post application submission stages with Local Planning Authorities and key stakeholders.

Consultation: Public and political consultation strategy and coordination of public consultation exercises.

Site Promotion & Policy: Involvement in local, strategic and national plan making including monitoring; promotion of individual sites; advice in respect of potential emerging policy issues or opportunities for clients; and preparation of representations.

Legal Agreements: Providing advice in respect of planning obligations and negotiating Section 106 and other Legal Agreements with local authorities and other relevant parties.

Appeal: Preparation of appeal statements, acting as Expert Witness at Inquiries and Hearings.

Heritage: Advice in respect of heritage issues, including listed buildings and conservation areas.

Consultees: Liaising with statutory consultees including Historic England, Environment Agency and utility companies as well as local amenity and conservation groups.

Lawful Development Certificates: Preparation of Lawful Development Certificates for existing and proposed uses.

Amendments: Amendments to existing planning permissions under the S96a or S73 route or as a new planning application.
